WALK THRU CONSULTATION - $75: As we walk through your house or condo together I will make recommendations of what you can do to enhance each room to appeal to your target market. This usually takes 60 to 90 minutes and includes the exterior. The fee will be deducted if the consultation becomes a basic or full house staging.
ONLINE CONSULTATION - $100: This is the least expensive way to stage your home but you will do the physical work. I will email you a form outlining what I need photos of. Within 24 hours of receiving your pictures I will send you a full report detailing the recommended changes. This will include, but will not be limited to paint colors, a specific de-cluttering guide, simple landscaping, furniture arrangement, as well as art and accessory placement.
WALK THRU CONSULTATION WITH PHOTOS AND REPORT - $150: I will take pictures of your exterior and interior and send you a report and photos within 24 hours. This is the most detailed service we provide without doing the actual staging. It will detail all recommended changes, noting which are the most important so you can decide how much you want to do.
REDESIGN STAGING - $500 day/$300 half day:
This is the best option for families still living in the house they plan to sell. We start by walking through the house and noting what can be stored or packed. Next I stage the rooms with your furniture and accessories and give the entire home a fresh, new look. When needed, rental furniture and accessories are available.
HIGHLIGHT - $300 1st month/one month minimum - $125 rental each additional month:
Here we highlight certain areas of the space with accessories. This includes the entry, foyer, fireplace, kitchen counters, bathroom counters/ towel racks. Highlighting brings color and livability to a space.
VIGNETTE - $400 1st month/one month minimum - $175 rental each additional month: Vignette Staging brings a little charm to the property. It includes a rug and two chairs with an accent table in the living room plus everything included in the highlight option.
BASIC - $1200 1st month/ $400 2nd month /2 month minimum - $200 each additional month: For Basic Staging we do all of the above plus complete living room furniture and a bed, nightstands and lamps in the master bedroom. This staging shows prospective buyers how the house flows and gives the space an edge over the competition.
FULL HOUSE/MODEL HOME STAGING - prices vary with the scope of the project. Call for a free estimate: This option shows the house at its best. The best features will be enhanced while the less desirable features will be minimized. Each room will be fully staged and decorated with window treatments, rugs, furniture, lamps, plants and accessories. |
